How to Buy the Right Building

There are three major factors to consider before purchasing a steel building. We understand that before you sing a contract and invest your money, you want to be sure that it’s money well spent. Hopefully, the advice in this article will help you to make the right decision in determining the correct steel building for your size requirements and budget. Hopefully, it will give you peace of mind so that you will know that your investment is sound.

The first consideration–and this may sound strange to you–is to not necessarily buy the lowest priced building. Why is this? Well, have you heard the old saying, “You get what you pay for.” ? If so, then you know that saying is especially true when it comes to building construction. You are looking for quality, not a deal.

The second consideration (and this is really important) is that you need to be in a position to trust the salesperson and the building supplier he represents. Is he forthright? Does the company have a good reputation? Do they have any unresolved complaints with the BBB? Do you have any business associates who have worked with them before? Have they done any “bait and switch” tactics or any other underhanded sales tactics? Are they using high-pressure sales to push you to sign a contract today? (Never sign any deal under pressure.) These are just some of the many questions you will need to answer as you “shop” around for a building supplier you can trust. Don’t just do business with a supplier simply because you like the look of the buildings they offer (just about anyone can show you a picture of a “finished product”).

Once you find a reputable supplier you can trust, then you can feel safe about laying some cash on the table. At this point, you are ready to select your building. What will your building be used for? Will you be owning or leasing it? Do you think you may ever need to re-configure the interior floorplan? (Some framing designs, such as the clear-span, don’t have interior walls or fixed collumns to prevent reconfiguration.) What do you want the outside to look like? (You have a wide variety of coverings ranging from wood, brick, stone, stucco, and even glass.) Keep in mind that these coverings can be adaptable to your framing design.

The third consideration involves the actual construction process. There are some details of this process that may suprise you down the line and cost you a lot. Make sure you ask a LOT of questions before you walk out the door. For example, some steel building companies offer steel buildings that are supposedly “do it yourself.” This is a correct statement in a number of instances if the building is small (as in a garage or storage shed). Larger steel buildings, however, usually require the involvement of a qualified erector or general contractor. Make sure by talking with the building supplier before you buy the building that the building is truly a “do it yourself” project, if so represented. If the building size requires professional installation ask the supplier about qualified erectors in your area. Know the total price–including all hidden costs–of the erection of your steel building before purchasing.

Now, speaking of the construction process, there are two issues that need to be addressed relating to permitting before you purchase a steel building. Zoning is one issue and structural approval is the second. First, zoning officials may limit the size and configuration of your building. One procedure that will help to ensure zoning approval is to check the area where your steel building will be erected to see if similar styled structures to yours are already built. Generally, agricultural use buildings are exempt from permitting if they are out beyond the city limits on farms and ranches. Second, structure of your building, will need to be approved by the building inspectors and permitting officials. One way to check is to see if the steel building company you are considering using will provide certified, stamped, engineered blueprints, plans, and calculations for the steel building. These plans will prove to the local building officials that the building will conform to local loading conditions. Paying attention to the three aforementioned factors will help you save money and better guarantee that you find a building that will best serve your business or organization for many years to come.
